Home Mortgages: Think Before You Borrow

In today’s overheated housing market, lenders are making it easier and easier to get a mortgage. For example, some lenders have lowered the credit score needed to qualify for a mortgage. Others have increased the debt load that borrowers can carry or have made it easier for borrowers to get loans while providing little documentation. In some cases, lenders have even made it easier for people to borrow money to buy investment properties.

There are also many kinds of mortgages available today that were never available before. There are interest only mortgages, adjustable rate mortgages (ARMs) for 3,5 or 10 years and adjustable rate mortgages with balloon payments at the end of a five or ten year period.

There are even adjustable rate mortgages that have introductory rates as low as 1% and that give borrowers multiple payment options.

Lenders also used to loan only 80 percent of a home’s value, meaning that the borrower had to come up with 20 percent as a down payment. So, if you wanted to buy a home valued at $150,000, you had to put down at least $30,000. This might have been difficult, but at least you started out with $30,000 in equity in your home.

This standard was then lowered to ten percent, meaning you needed only $15,000 to buy that $150,000 home.

Today, it’s possible to find mortgage brokers who will lend 100 percent of the value of a house or even more than 100 percent.

This can be good news for families who, until now, might not have been able to afford a $10,000 or $20,000 down payment. But you need to be careful of. Some unscrupulous lenders may try to sell you a mortgage you can’t really afford. Let’s say your monthly take home pay (after taxes and other deductions) is $4,000. You find a house for $150,000 and a mortgage broker willing to lend 100% or the full $150,000. A 30-year fixed FHA loan (not including taxes and insurance) will have a monthly payment of about $851.00. The total monthly payment PITI (with taxes and insurance) would most likely be close to $1,000.

A good rule of thumb is that your cost of housing should not exceed 20 percent of your net monthly take home pay (after taxes and other deductions). This means that for a $1,000 monthly mortgage payment, your net monthly income should be at least $5,000. If your income were only $4,000 a month, you would be spending about 25% of your income on housing alone.

Before you make this kind of commitment, you should take a long, hard look at your other commitments, such as car payments, tuition, and insurance to make sure you can cover them as well as your normal living expenses.

Easy, no-down mortgages can be very tempting, but it’s important that you understand the exact terms and that you can meet them without stressing your finances.

Option ARM – The World’s Most Dangerous Mortgage

Home prices have reached record levels, and in many parts of the country, homes have become nearly unaffordable. Real estate has replaced the tech stocks of the late 1990’s as the hot investment, and everyone has sold their stocks and jumped into investment property. Real estate prices have increased at a far greater rate than salaries, and the lending industry has attempted to solve this problem by introducing a tremendous number of mortgage options for borrowers who barely capable of purchasing a home. Most of these loan types feature adjustable interest rates and minimum down payments. One of these, the option ARM, is the most dangerous type of loan ever introduced. Borrowers who are considering an option ARM should be aware that this loan could leave them with a loan that is worth far more than the home it’s used to buy and with a loan that he or she cannot afford to pay. The option ARM is not for the squeamish.

So what, exactly, is an option ARM? An option ARM is a mortgage with an adjustable interest rate that typically gives the borrower four different payment choices each month. The first choice is based on a 30-year amortization table; the second on a 15-year amortization table. These would correspond to payments for adjustable-rate 30 and 15 year mortgages, respectively. The third choice is an interest-only payment, which pays the interest that accrues during the month but pays nothing towards reducing the loan amount. The fourth choice, the one that makes this loan so dangerous, is called the “minimum payment.” The minimum payment is calculated upon the first month’s interest rate, which is usually a very low “teaser” rate that can be as low as 1-2%. Most borrowers with an option ARM opt to pay the minimum payment each month, and that’s where the trouble comes in.

The loan carries and adjustable interest rate, and this rate can adjust as often as every month. If the borrower is paying only the minimum payment, then he or she isn’t even paying enough to cover that month’s interest on the loan. What happens then? The unpaid interest that has accrued is added to the loan principal. The principal can actually grow larger, and as interest due is calculated on the loan principal, the interest due will increase, as well. Interest rates are currently near all-time lows and are sure to increase. A buyer who continues to make minimum payments on an option ARM will find that the principal on the loan is actually increasing over time! This is known as negative amortization.

In a negative amortization situation, only bad things can happen. The lender can require refinancing under certain conditions stated in the loan agreement. The buyer may find himself unable to pay the loan and may have to default. And the lender could find himself holding a note that is worth far more than the house that it represents.

The option ARM is a loan that is best suited to investors and homeowners who only intend to keep the home for a short time. It is not a good choice for anyone who may be using it to buy more home than he or she can afford. Unfortunately, that describes a lot of buyers who are taking out this type of loan. Anyone who is considering a home purchase should be very careful if this type of loan is offered, as it could leave you both bankrupt and homeless.

How to Stop the Sixth Extinction

Dr. Niles Eldredgem, Curator-in-Chief of the permanent exhibition “Hall of Biodiversity” at the American Museum of Natural History, describes the previous five extinction periods of our planet. He predicts Number Six.

Please read Dr. Eldredgem’s article at http://www.actionbioscience.org/newfrontiers/eldredge2.html where he says that current trends will lead to an extinction caused by one species of earth’s many creatures. Can you guess which species is most likely to bring a sixth disaster in terms of life forms on the planet?

Answer: Homo sapiens

Eldredgem blames man (Homo sapiens) for a number of “recent” extinctions. He wasn’t there to see it but the good Doctor is a paleontologist and he just knows such things.

Anyway, despite the fact (or because of the fact) that according to scientist that the earth can tolerate a lot more human beings; we have to worry about our extinction too.

Let me speak as a cosmologist for a second. Excuse the fact that I am not a cosmologist. Consider the “fuzz” on the earth as non-consequential in the cosmic view: Does it matter if that fuzz disappears. The earth would still look pretty good from space.

What is this “fuzz?”

Answer: Plant and animal life.

However, dispite what I said, even cosmologists think that earth life, especially human life, has significance.

What do you think?

Here’s what I think: The earth will take care of itself.

If it’s abused, it will heal itself.

If there are too many Homo sapiens, it will cut them down to size by disease, war, natural catastrophe, and other means.

(If the earth is not abused it will still reduce the number of Homo sapiens by disease, war, natural catastrophe, and other means. Animals and humans die of starvation all the time.)

Things will become more intense as agriculture continues its march and the earth’s population of Homo sapiens continues.

What will Homo sapiens be doing all this time?

Answer: History says that they will do too little until it is too late.

I don’t worry too much about what will happen to this planet and the creatures on it. What I worry about is that Homo sapiens might eventually leave our solar system and contaminate the world with Earth Ideologies and our deadly nature.

Fortunately, in my opinion, there is little chance of this in the near future. By the time we would get good enough to explore the universe, the earth as we know it may no longer exist.

For those who want to (at least for now) keep the earth a habitable place for Homo sapiens, I suggest the following:

1. Agriculture is a problem. Stop eating those grains, fruits, and vegetables on weekdays. Tell your children that vegetables are awful and that they don’t have to eat them. Teach them to eat dirt to avoid agriculture. Babies love to eat dirt. Don’t stop them.

2. Hunting is a problem. Stop eating wild game and mounting heads on your cabin wall. Get a paintball gun. Your color can be yellow so that everybody will know you are the one that hit the ibex in the rump. Have that video camera ready.

3. Fishing is a problem. Stop eating fish on Fridays. Catch and release on weekends.

4. Ozone is a problem as is CO2, H 2SO4, and other gases. Stop driving during months with an “R” and don’t buy those aerosol cans.

5. Teach your kids to be celibate. Tell them it has great eternal consequences. Buy them a GameBoy® if they will agree to be cloistered.

Well, it may sound trite, but it could be a start couldn’t it?

Evolution VS. Creationism

The theory of evolution and the belief in a Creator have long been considered
separate and mutually exclusive realms of human thought . Strict interpretations by
scientists of Darwin’s theory of species adaptation through natural selection must
inherently run contrary to equally strict interpretations of Genesis I. This is true
because of the profound discrepancies that exist between the two explanations of
human origin.

The most notable of these discrepancies are the belief in the fixity of species and,
more importantly in terms of this debate, the age of the earth. The belief in a
relatively young earth, created in approximately 4004 B.C. (Jurmain, Nelson, Kilgore,
Trevathan; Essentials of Physical Anthropology; p.25), cannot coexist in any logical
manner with an evolutionary theory whose foundation rests upon the presumption
of an earth billions, not thousands, of years old. Extremists in both camps have
compiled a history of inflammatory remarks that have led many to the conclusion
that broad acceptance of the theory of evolution is tantamount to eliminating God,
and hence, morality, the soul, and the essence of what it is to be human.

Fortunately a new debate has begun, as old assumptions about evolution, especially
macroevolution, and the literal interpretation of the Bible, have begun to be
challenged. Religious scientists have recently begun to develop explanations based
on modern interpretations of Genesis which allow for the coexistence of God and
evolutionary theory. Loren Haarsma, a neuroscience researcher at Tufts University,
in a January ‘96 article in The World & I, highlights one such group. Dubbed
“progressive creationists” (Haarsma; Why believe in a creator?: Perspectives on
Evolution; p.5), these scientists find flaws with the common practice of pairing the
widely accepted and empirically supported microevolutionary theory with the much
broader and less empirical theory of macroevolution.

Microevolution can be studied in laboratories and in nature over time, and its focus
is on the mutations that occur in individual species due to environmental changes
and natural selection. According to Haarsma, there is little debate over
microevolutionary principals, even among strict creationist fundamentalists,
because of the vast amount of empirical evidence available (Haarsma; Why believe in
a creator?: Perspectives on Evolution; p.1). In the case of macroevolution, however,
the same environmental and selective forces, which are observed in individual
species in mostly small but measurable ways, are applied to all living and extinct
species.

The problem with macroevolution, progressive creationists contend, is that no one
has yet to even hypothesize how the complex adaptation of a species is possible
through the incremental mutation observed in, for example, Darwin’s famous
Galapagos finches . Lending to the problems with macroevolution as stated by
Darwin is the presumption that evolutionary change by natural selection and
environmental factors would be gradual and thus apparent in the fossil record of the
earth. Analysis of the fossil record does not suggest a gradual change in species,
argue progressive creationists and other skeptical scientists. Fossils indicate instead
that there were long periods of little or no change followed by violent and extreme
mutations in species (Jurmain, Nelson, Kilgore, Trevathan; Essentials of Physical
Anthropology; p.217).

One explanation of this phenomenon is a model of evolutionary change termed
punctuated equilibrium (Jurmain, Nelson, Kilgore, Trevathan; Essentials of Physical
Anthropology; p.217). Another model, postulated by progressive creationists,
predicts the sudden appearance of new species and long periods of little or no
change in the fossil record due to intervention by the Creator. Scientists have since
adapted Darwin’s original theory to allow for periods of rapid change due to
extreme environmental factors , but all the aforementioned hypothesis share one
commonality: none can be proven or disproved adequately. While most of the
scientific community still support a close connection between microevolution and
macroevolution, for the first time since before Darwin published Origin of the
Species creationists can say they are on a nearly equal footing scientifically with
other theorists of human origin.

Other creationist factions such as young-earth creationists and evolutionary
creationists argue opposite ends of the creationist spectrum (progressive
creationists fall somewhere in between) and are represented in the scientific
community as well (Haarsma; Why believe in a creator?: Perspectives on Evolution; p.
4). Indeed, physical anthropologists are no longer easily labeled. In a 1997 study
published in Nature and conducted by Edward Larson of the University of Georgia,
Athens, 40% of physicists and biologists were found to hold strong spiritual beliefs
(Easterbrook; Science and God: A Warming Trend?; p.2), further dismantling the long
held generalization that those in the physical sciences are either anti-religious
atheists or agnostics. Gregg Easterbrook, in an August 1997 article in Science,
proposes that the current dialogue between science and God is fostered by the
difficult ethical questions raised by discoveries such as cloning, as well as pragmatic
considerations.

Mainstream faith must, in Easterbrook’s opinion, show that it can accommodate
evolutionary theory to continue to attract increasingly well educated advocates
(Easterbrook; Science and God: A Warming Trend?; p.2). Meanwhile, Easterbrook
argues, scientists must be sensitive to the fact that American’s lack of proficiency in
science is due primarily to the assumption held by students that science will attempt
to destroy their religious beliefs (Easterbrook; Science and God: A Warming Trend?;
p.2).

Whether or not the two sides ever come to agreement on the origin of our species,
one cannot help but be relieved that the quandary of choosing between a world
where the soul is sacrificed for enlightenment or a world of ignorant bliss has
proved to be a false dilemma. One of the founding principals of science is that
uncertainty is the only certainty; and given that, there will always be a place in the
intellectual realm for a Creator. Indeed, one may not be able to reason oneself to
faith, theologians would say it impossible, but given the modern dialogue between
religious and non-religious scientists, reason no longer stands in the way as it once
did.

MicroWorld Report: New Variant of the Bagle Worm found in the wild.

The new variant of the in famous Bagle worm has been found in the wild on the Internet. The worm is spreading across the Internet via emails. It arrives with the infected message as a zip file approx. 17 KB in size. The name of the attached file is newprice.zip, price.zip or price2.zip. The zip file actually contains an executable file which is the actual worm. The infected message generally has a blank subject line.

The new variant of the Bagle worm in unable to propagate on its own and the infected messages have been mass mailed using some spamming technologies.

The worm has a list of URLs that it checks regularly to see if certain files have been placed on these websites. If the file has been uploaded to any one of these websites it will upload itself to the users machine. What it can do is then either update itself or install and run other malicious programs on the uses machine. The will also delete the registry entries of antivirus programs and firewalls installed on the users machine to prevent the user from running these programs to stop or remove the worm.

Look ‘Em in the Eyes: The Real Power of Eye Contact

Besides touch (not really an option in
a presentation setting), eye contact is
the most powerful and personal of all
of presentation delivery cues. When
you look an audience member in the
eyes, for those few seconds, you are
talking directly to him/her.

Why is eye contact so powerful? Good
eye contact cuts physical distance in
half, helps you connect with your
audience on a personal level, invites
audience members to participate in your
presentation (if I look at you long
enough you WILL talk), enables you to
gauge your audience’s reaction to your
presentation, stops hecklers from
pestering you, and so much more.

The fact is, when you look someone
directly in the eyes, it is as if you
are standing much closer to him/her.
In a presentation setting, close is
good. The closer you are, the more
immediate you are, thus the harder you
are to ignore. Think about it from the
audience’s perspective-it is much
easier to tune out a presenter who is
farther away from you (I can’t see you,
you can’t see me). Because the
audience members seated closest to you
will have the best experience anyway,
use your good eye contact to move
yourself physically closer to audience
members seated in the back of the room.

Your eye contact also provides you
with valuable feedback about how the
audience is receiving your message.
Approval, confusion, excitement,
hostility, frustration, and many other
emotions are all expressed through your
audience’s body language. Eye contact
will help you read and react to the
silent messages your audience is
sending you about their understanding,
their likes, and their dislikes so you
can determine what to reinforce,
review, hurry through, etc.

There is definitely an art to making
good, strong eye contact. The best eye
contact is direct and sustained-lasting
4 to 5 seconds per audience member.
That is MUCH longer than most people
think. In fact, inexperienced
presenters often make the mistake of
glancing quickly around the room
without holding eye contact for any
length of time. Their eye contact
appears to bounce from person to
person.

Instead, look at each audience
member until you see him/her silently
acknowledge you before moving on to
someone else. This will help you forge
a much greater connection with each
individual in your audience.

Be aware that most presenters show eye
contact favoritism. This means that
they look at certain people in the
audience more than others. Research
indicates that we tend to look at the
audience members who give us the most
positive feedback and also the people
with the most authority (i.e. the CEO
in the room). While it is confirming
to look at the people who are enjoying
our presentation (“they like me they
really do”), make it a point to look at
everyone as equally as possible.
Audience members who don’t feel that
you are talking to them (as
demonstrated by your lack of eye
contact) will have the tendency to tune
out. And as for looking at the people
in power, remember, they are watching
you to see how you treat the others in
their organization. The best way to
demonstrate your fairness and respect
is through eye contact equality.

Want more proof about the power of eye
contact? Try using your eye contact to
make someone speak. Look someone
directly in the eyes and sit silently,
saying nothing. Then just wait (it is
hard to do, but be patient). The
individual you are looking at will be
compelled to speak. Behold, the POWER
of eye contact!

Conversely, if you have a heckler in
the audience, you need to use a
different visual tactic. Hecklers-
defined as those who want only to
embarrass or annoy-almost always sit in
the back of the room, where you have
difficulty seeing them. Hecklers want
to remain anonymous, that’s why you
need to use your eye contact to single
them out. With your eyes, say, “I know
who you are and I see what you’re
doing.” Sometimes, I even walk closer
to them while looking at them-it
absolutely unnerves them. Then, once
you’ve established that you see them–
NEVER look at them again. All except
the most persistent hecklers will get
the message.

If eye contact is the most powerful
nonverbal communicator, why do many
presenters waste precious eye contact
looking at their slides? Presenters
watch their slides (instead of their
audience) as if at any moment, their
slides might change into something new
and exciting–”I’ve got to keep my eyes
on them because you never know what
they will do.” Avoid the tendency to
look at your slides. Instead, focus
the power of your eye contact on that
which may really surprise you-your
audience.

If so, and you aren’t already using bookmarks to manage your online activities, this article will tell you how to speed up your surfing by using and managing bookmarks. If you’re already using bookmarks, the article has useful tips on exporting your bookmarks and saving them on a website. This comes in handy when you’re away from your computer – on a vacation, say – and still want to visit the sites you surf regularly.

1. First, the basics

1.1 What is a bookmark?

Bookmark is Netscape / Mozilla’s term for a shortcut link to a website. Internet Explorer calls them “Favorites”. When you bookmark a site, your browser places a link to it under the “Bookmark” or “Favorites” menu at the top. For the sake of brevity, we shall be using the term “bookmark” to mean bookmark or favorite site throughout this article.

1.2 Bookmarking a site:

Bookmarking a site is the essence of simplicity. When you visit a site that you’ll be visiting regularly, simply press Ctrl+D (Hit the D key while keeping Ctrl pressed). Depending on your browser, this will add a link to the bookmarks straightaway or ask you to confirm that you’d like to add the site.

1.3 Using bookmarks:

Bookmarks offer a quick way to visit sites. Once you bookmark a site, you don’t have to type the URL (address) of the site when you wish to visit it.

When you want to visit a site you’ve bookmarked, click the Bookmark or Favorites menu item. You will get a drop down list of all your bookmarks or your browser will open a new pane / frame with the list of sites. Some browsers add bookmarks on their own, so don’t be surprised if you see links to sites you never bookmarked. Clicking on any of the bookmarks will take you directly to the site.

1.3.1 TIP:

If you’re using Mozilla Firefox, right-click on the bookmark to get a context-sensitive menu that allows you to open the link in a new window or new tab. You can thus continue to work in the current window while the bookmarked site opens in the new window / tab.

2. Managing Bookmarks

If you bookmark a large number of sites, your list of bookmarks can get pretty unwieldy. You may need to manage or organise your bookmarks so that you can find them quickly.

Internet Explorer has an “Organize” button that opens a window with various options, such as “Create New Folder”, “Move to Folder”, etc. Mozilla Firefox / Netscape have a “Manage Bookmarks” link that similarly opens a window to manage your bookmarks.

2.1 What you can do to manage your Bookmarks

1. You can create folders that will contain similar bookmarks. This is useful when you have several sites of the same type in your bookmarks list. For example, you may create a MAIL folder and store links to Yahoo, Hotmail, Gmail, etc. there. You may create a NETWORKS folder to store links to online networks like Ryze, LinkedIn, Ecademy, etc. You may create a FORUMS folder to store links to discussion groups you frequent.

2. You can create separators, lines between bookmarks, so that you can see at a glance the groups of bookmarks. This is useful when you have too few bookmarks to store in folders, but too many to allow you to find the desired bookmark quickly.

3. You can move bookmarks up or down in the list or into folders. You’ll need to do this in order to keep bookmarks to similar sites together. To move a bookmark, simply click-drag it to where you want it, up or down in the list.

4. You can change the properties of the bookmark, such as its name or description.

3. Export your Bookmarks

Both, IE and Mozilla Firefox allow you to export your bookmarks to an html file that you can store on your hard disk, floppy disk or CD. This provides a back up in case you lose your bookmarks (if you have to re-format your hard disk because of a virus, for example). You can import the bookmarks from the file at any time.

3.1 To Export your Bookmarks from Internet Explorer

Go to File–>Import and Export

This will start the Import and Export Wizard, which will guide you through the steps to export your bookmarks. Make sure you save the file to a drive other than C: so that it will remain available to you in case you have to re-format your C drive.

3.2 To Export your Bookmarks from Mozilla Firefox / Netscape

Open the Bookmarks Manager window by selecting Bookmarks–>Manage Bookmarks.

Click File–>Export in the Bookmarks Manager window (NOT the main browser window).

Navigate to the Drive / Folder where you want to store the file and click “Save”. It is good practice to save the file on a drive other than C: so it remains available to you in case you have to re-format your C Drive.

4. Store your Bookmarks on the Web

There may be times when you’re away from your computer, but still need to access your bookmarks. There are many free sites on the net that allow you to store your bookmarks so they are available to you no matter where you are.

If you google “Free Bookmark Managers” (with the quotes) you will get links to dozens of web-based Bookmark Managers that allow you to store your bookmarks on their servers. You may need to create an account with them to use the service.

To upload your bookmarks to your account you may first need to export them to a file (explained in “3. Export your Bookmarks” above). You may then upload the file to your account by following the directions given on the site.
